There are many opinions on whether it is better to rent or buy your home. We cut through this noise with calculations and probabilities. There is no one-size fits answer, but we dive into the math frameworks, assumptions, and simulations to get a deep understand of financial trade offs over time. Questions we'll tackle include: *Is home an asset or liability? *Where should I store a downpayment? *Does home type (condo, house, etc) change these calculations? *What's 'house hacking' and how does it change the financial equation? *How do mortgages work? *Should I pay off my mortgage before I retire? *How do taxes affect these choices? The more details you can provide about where you want to live, what you need or desire in your living space, what your timeframe is and what reserves you can draw on, the more robust calculation you'll perform. We also go into the important role of refinancing in a home purchase over time. How much lower do rates need to be for it to be worth the cost of getting a new mortgage? Should I take out more than I owe and invest the rest if rates are low? This class covers primary and secondary property purchases, not investment properties.
